ABOUT PUERTO VALLARTA
 
Now that you are here in my little website about paradise, I thought you might like a little information on the area.
 
Puerto Vallarta is a unique resort destination in Mexico in that it offers more varieties of real estate than any other destination, both for price range and for location. Prices for condominiums start as low as US$100,000 and go as high as nearly US$ 2 million. And for variety, buyers can choose from having their home on the ocean, in a marina, along water channels, a river or golf course fairways, high on a hillside, in the city or outside of town in the jungle with plenty of privacy. Puerto Vallarta really has more to offer than any other resort destination in Mexico when it comes to real estate options
 
Average population:  approximately 350,000 inhabitants.  This number does not include all the snowbirds and tourists that arrive beginning around October 15th !!
 
 
The area ranges approximately 1300 sq. kilometers.  
 
Puerto Vallarta, or PV as it is lovingly called, is located on the west coast of Mexico, in the middle of the Bay of Banderas, (the Bay of Flags), the largest bay in Mexico.  The formation of the Pacific Ocean Coastline together with the Sierra Madre Mountains includes the States of Nayarit to the north and Jalisco to the south.
 
PV is situated on the same parallel as the Hawaiian Islands, thus the similarities in the climate of the two destinations which encompass tropical and humid weather with an average 300 days of sunshine and average temperatures around 28 deg.C (82 deg F).  The rainy season extends from late June to early October.
 
The local economy is based on tourism, construction and agriculture.  Tropical fruit such as mango, papaya, watermelon, pineapple, guanabana, cantaloupe and bananas are grown throughout the region.
 
The regional flora and fauna is mainly tropical forest; palms, ficus and rubber trees and various other tropical species.  You won't believe your eyes when you see some of the most beautiful tropical foliage found right here in Vallarta.
 
The main currency is the Mexican Peso, however the US Dollar and Canadian currency are widely accepted.
Tipping is generally based on 10 to 15 percent of the total check in restaurants and bars.  Local custom also considers bad manners to present the check before it is requested, so when you are ready to leave, ask "La Cuenta, Por Favor" and your bill will be delivered to you.
 
Our Water:  Hotels and Restaurants have sophisticated water purification systems and bottled water can always be purchased just about anywhere. Puerto Vallarta water supply is certified for purity for human consumption.  The water is tested on a regular basis for purity and refinement. 
 
You can always find something to do from taking a leisurely stroll on the Malecon in Old Town, or the beach in the early hours of the morning. Dance the night away in one of PV's lavish dance and nightclubs.  There's something for everyone here; water sports, fishing, horseback riding, canopy and swimming with the dolphins, or just a siesta in your favorite hammock.
 
SHOPPING!!!!!!!  (My favorite).  If you love art, then you have found the right place.  There are over forty galleries that promote our artists, some of the finest in the world!  Here you will find beautiful silver, pewter, clothing, keepsakes, glass, pottery, handcrafts and souvenirs of all types.  If you want to venture out of PV to destinations like Guadalajara and its communities, the prices are very reasonable and the findings are awesome!!
 
Community Sponsored Programs are always happening for those who want to contribute their time and energy to worthy causes and events.
 
The public transportation system consists of the ATM and Blue Buses,  taxi cabs, private and shuttle-type.  Try and take a bus wherever you want to go.  Four or five pesos one way and the rides are "fun".  If you prefer to take a taxi to your destination, be sure you and the driver have agreed on a price for the ride before you depart, because they all charge fares differently depending on your destination.
 
Gustavo Diaz Ordaz International Airport is conveniently located in North Puerto Vallarta.  The new expansion has allowed for more flights and extended hours of operation.  There is also a private area for charter and private aircraft.  It is said that there are approximately 500 privately owned aircraft flying into PV every month, with more on the horizon.  Another wing is also under construction due for completion in early fall, 2007.
 
A FEW MORE INTERESTING POINTS
 
Most of the Mexico residential real estate industry, still in its infancy, is handled and controlled by Americans and Canadians.  All major U.S. real estate brokerage companies (e.g., Prudential, Re/Max, Coldwell Banker, Century 21 and others are already operating in Puerto Vallarta Mexico, along with a number of small independent brokers who specialize in the buyer's best interest.

Some big U.S. capital investment names like GE Capital, City Bank (through its Mexican partner Banamex) and a number of smaller mortgage companies are already establishing roots in Mexico and are offering loans to Americans for Mexico property purchases..
